What does a residence at Sirena cost today?

On the termsheet of seven residences are priced: the garden residence 212 (485 m²) at THB 82.2M leasehold; the third-floor residences 132 at THB 139.1M leasehold, 332 at THB 150M freehold and 131 at THB 153M freehold; and the penthouses 341 at THB 181.7M leasehold, 242 and 342 at THB 199.9M freehold. The other seventeen residences are reserved.

Freehold or leasehold — what is on offer?

Under the 49% foreign quota some residences are freehold and the rest 30-year registered leaseholds, renewable as the law allows. Four priced residences are freehold today — 131, 242, 332 and 342 — and three leasehold — 132, 212 and 341. Each residence is priced for one ownership form.

How do I pay?

Reservation fee of THB 500,000 (prices of THB 50–100M) or THB 1,000,000 (above THB 100M), then either the standard plan — 20% on the contract and 20% at each of four construction milestones — or the deferred plan: 20% + 10% + 10% + 10% during construction and 50% after completion, financed over 1, 3 or 5 years in quarterly installments at 3%, 5% or 7%.

What are the costs at registration and every year?

Land Department rates: freehold registration 2% of the appraisal price plus the transfer taxes set in the contract; leasehold 1.1% of the lease premium. The developer's FAQ puts the common area fee at THB 50 per m² a month for the initial year, with a sinking-fund contribution at transfer and metered utilities.

What is included in the price?

Fixed furnishings — wardrobes, kitchen cabinets and built-in appliances — and landscaping. Loose furniture, artwork and amenities are not included and can be bought separately.

When will it be finished?

The developer publishes no completion date for Sirena. Its FAQ estimates 20–24 months per building from commencement once the approvals are in place; registration and transfer follow about 180 days after full payment and the condominium licence. A 5-year warranty covers the structure, one year the materials and furnishings.

How big are the residences?

Type A garden residences 489.3 m² (259.3 m² internal, 86 m² pool); Type B 380.6 m² (259.6 m² internal, 59 m² pool); Type C 352.4 m² (233.5 m² internal, 49.6 m² pool); Type D duplex penthouses 493.1 m² (265.9 m² internal, 79.9 m² rooftop pool). All have three bedrooms and 3.5 bathrooms; the penthouse adds a multipurpose room and a lift.

This phase has three low-rise buildings of eight residences each, two per floor on four levels — x1 and x2 are mirror images. The site plan shows Buildings 4 and 5 as a later phase; they are not on the termsheet.

Can I rent it out?

Accepted Answer

Yes. Banyan Living, the group's rental platform, lets the residence through Banyan's global distribution and central reservations; the property care team handles maintenance and housekeeping. Owners may be liable for Thai income tax on rental income.
